If you’re running your Buyer’s Agent business on your own, this is one of those changes worth knowing about early.

From 1 July 2026, all buyer’s agents providing designated real estate services in Australia will need to comply with new AML/CTF obligations.

In plain English, that means anti-money laundering and counter-terrorism financing compliance becomes part of how you run your business.

It is not just something for big agencies with larger teams.

For solo operators, that is a huge shift.

When you work alone, there is no compliance manager in the background, no admin team checking documents, and no one else reviewing your files before something moves forward.

The full responsibility sits with you. That is exactly why this matters.

The good news is that this does not need to feel overwhelming.

What it does mean is that solo Buyer’s Agents need to be more structured in the way they operate.

Client onboarding, identity checks, record keeping and file management can no longer be loose or inconsistent. They need to be built into your everyday process.

It is also important not to assume this only affects larger agencies.

Solo operators can be caught out by thinking these kinds of laws are only for bigger businesses, but that is not the case.

If you are providing the relevant services, you will need to understand what is required and make sure your business is set up properly.

This is where structure becomes so important.

If your workflow is scattered, your files are incomplete, or your onboarding process is inconsistent, compliance becomes much harder.

But if you already have a clear process for how you bring on clients, verify information, keep records and manage each file, you are in a much stronger position.

What I believe this really shows is where the Buyer’s Agent profession is heading.

Being a Buyer’s Agent is not just about ‘finding’ properties anymore.

It is about running the whole property purchase process well, looking after your client properly, and having clear systems behind the scenes that support the work you do.

For solo operators especially, these new laws are an important reminder that having structure in your business really matters.

The upside is that getting on the front foot now can make things much easier later.

With the right systems and the right support, solo Buyer’s Agents can feel more confident, more professional, and better prepared for the way the real estate industry is evolving.
