If you’re considering becoming a Buyer’s Agent who specialises in property investors, one of the most common questions I’m asked is: “How much experience do I really need?”

The truth is, while you don’t need decades in real estate, there are a few non-negotiables that give you the credibility and confidence to work successfully with investor clients.

1. You Must Hold a Real Estate Licence
In Australia, Buyer’s Agents must be licensed under their state or territory’s real estate legislation. This ensures you can legally represent clients in property transactions and handle trust accounts correctly. If you’re wanting to set up your own Buyer’s Agency you must have a Class 1 Real Estate Licence.

2. You Need Professional Indemnity (PI) Insurance
Working with property investors means giving professional property advice that can have financial implications. PI insurance protects both you and your clients if something goes wrong. It’s a crucial part of running a compliant and trustworthy buyer’s agency business.

3. First-Hand Investment Experience Helps Immensely
While not mandatory, having personally bought investment properties gives you a huge advantage. You understand how the property purchase process works. This is an advantage but doesn’t provide all the steps involved in working with investors clients – how to onboard clients and provide them with the comfort they need to choose you as their buyer’s agent. Then it’s a matter of fully understanding how to research locations, do thorough due diligence on the locations and the properties sourced as well as having the all important Negotiation skills to secure the property.

4. Ongoing Education Builds Confidence
