One of the questions Buyer’s Agents will hear repeatedly is:

“Should I buy now…or wait?”

And right now, it’s understandable why investors are hesitating.

Interest rates remain higher, borrowing capacity has tightened and national property prices have softened for five consecutive months. Investor lending has also pulled back noticeably.

But here’s what I would remind investors:

There has never been a perfect time to buy property.

There will always be a reason to wait.

Interest rates.

An election.

Tax changes.

Property prices.

Economic uncertainty.

The better question is not:

“Is this the perfect market?”

It’s:

“Am I financially and strategically ready to buy the right property?”

That’s where a good Buyer’s Agent can really help.

Start with the investor’s strategy.

What are the clients trying to achieve over the next 5, 10 or 15 years?

What does their existing portfolio look like?

What can they comfortably afford to hold?

What does the next property need to contribute—growth, cash flow, diversification or perhaps eligibility for some of the new tax concessions?

Then look at the opportunities the current market may provide.

When buyer activity slows, there can potentially be much less competition, more negotiating room and vendors who are more prepared to meet the market.

This means being ready to act when the right property appears.

For investors with sound finances, a long-term strategy and the capacity to hold property through different market cycles, waiting for everyone else to feel confident again may not always be the smartest move.

Because by the time we start to see investors are back ‘in the market’ and the headlines tell us it’s a “great time to buy”, plenty of other buyers have already bought.

The Buyer’s Agent’s role is not to predict the bottom of the market.

It’s to help the investor understand the market, assess the risks and make a considered decision based on their strategy—not the headlines.

The right time to buy is when the strategy, finances and right property come together.
