The Buyer’s Agent industry is entering a very different season.

With investor confidence lower, property tax changes being discussed heavily, and many buyers taking longer to make decisions, the old way of doing business may not work as well as it once did.

And that’s not necessarily a bad thing.

Changing times often reveal who has built a real business and who has simply been riding a busy, over heated property market.

For some Buyer’s Agents, the business model has been very transactional.

Get the lead. Sign the client. Source the property. Get the deal done. Move to the next one.

That may have worked when investors were confident, finance was easier and the market felt more predictable.

But in a more cautious property market, clients will need much more than speed.

They’ll need strategy. A strategy that is customised to their particular situation.

They’ll need:

  • clearer information and reporting
  • better risk assessment
  • calm professional guidance

Property investors will need a Buyer’s Agent who can help them understand whether the property still makes sense from a cash flow position.

This is where professional Buyer’s Agents will stand out.

The best Buyer’s Agents will pivot to become trusted property advisors.

They’ll spend more time helping clients get their property investment strategy right before they start searching for the property.

They’ll encourage clients to speak with their accountant, mortgage broker and/or financial adviser before making decisions.

They’ll be more careful with property selection, more disciplined with due diligence and more focused on long-term outcomes for each client.

The high-volume, transactional Buyer’s Agent model may really struggle in this environment.

Because when clients feel uncertain, they do not want to be rushed into a purchase.

They want to feel informed, protected and professionally guided.

That means Buyer’s Agents need to lift their ‘professional’ standard and make sure every recommendation is backed by strategy, not just opportunity.

The market is changing.

But that doesn’t mean the opportunity for Buyer’s Agents is gone. There are new opportunities everywhere.

It means the Buyer’s Agents who are professional, strategic and client-focused will have the chance to build stronger, more trusted businesses.

And those who rely only on volume and transactions may just find it much harder to survive.
