We’d secured what looked like the perfect investment. Then — out of nowhere — the bank’s valuation came in $45,000 below the contract price.
The client panicked. Rightly so.

I stayed calm, had a long discussion with the mortgage broker, arranged a second valuation and met the valuer onsite with some fresh comparable sales. We reframed the situation, the second valuation was favourable, and the client proceeded with confidence.

Takeaway: Stick to the facts, lead the conversation, and never match a client’s panic with your own.

 

The Deal That Died at the Finish Line
We were one day from exchange when the vendor pulled the plug. They wanted to sell privately to a family friend.
The client was devastated.

I picked up the phone, explained the situation, and said, “This isn’t a loss. It’s a delay.” Three weeks later, we found a better property with higher yield and lower maintenance. The client still tells people how I turned a disaster into a win.

The Tenant Curveball
In another case, a long-term tenant threatened to vacate unless major repairs were done before settlement.
I organised trades, mediated with the selling agent, and kept my out-of-state client informed every step of the way.
