One of the biggest mistakes I see Buyer’s Agents make is starting the property search before the client strategy is clear.

And I understand why it happens.

A client signs the agreement, pays the fee and is excited to get moving. The Buyer’s Agent wants to show value quickly, so they jump straight into searching, shortlisting and sending properties through.

But this is where the problem starts.

Because if the strategy is not clear, the search can become very messy, very quickly.

And I’ve seen it happen first hand.

The client may say they want growth, but they also need cash flow.

They may want a blue-chip location, but their budget doesn’t allow for it.

They may say they want a long-term investment, but they haven’t spoken to their accountant about structure, tax or holding costs.

And suddenly, the Buyer’s Agent is trying to find a property without really knowing what the property needs to achieve.

That’s risky.

A professional Buyer’s Agent should always be starting with the Client strategy.

The property is the vehicle that helps achieve the strategy.

Always ask:

What is the client trying to achieve?
How long do they plan to hold the property
What cash flow can they comfortably manage?
What does their mortgage broker say about borrowing capacity?
What does their accountant say about ownership structure and tax?
Is the client buying for growth, income, retirement planning or portfolio building?

These questions are critical.

Especially now, with changes to negative gearing and capital gains tax creating more uncertainty, especially for property investors.

Clients need more Professional guidance and certainty around their property decisions.

And Buyer’s Agents need a clear process that helps them slow the client down, get the strategy and the brief right and make sure the property search isn’t based on emotion or pressure.
