It’s easy to see why so many people are attracted to the role of a Buyer’s Agent.

When I ask the question. ‘Why do you want to be a Buyer’s Agent” before accepting people into my Buyer’s Agent Course, the common answer is, “I’m passionate about property!”.

From the outside, the role can look exciting and rewarding.

It looks like helping clients buy property, negotiating deals, building a flexible business, and earning good income from a professional service. For many people, especially those already working in property, it feels like a really good fit.

And yes, those parts of the role are real.

A Buyer’s Agent can have a meaningful impact on a client’s life.

You can help someone buy their first home, secure an investment property, avoid a poor purchase, or move forward with greater confidence.

The role can offer flexibility, purpose, autonomy, and the chance to build a respected advisory business.

But the visible parts of the role are only part of the story.

What many people underestimate are the hidden skills required to do the role well.

A great Buyer’s Agent needs much more than a love of property and the ability to source listings.

  • they need to know how to understand a client’s strategy
  • they follow a professional operating system so nothing’s missed
  • ask the right questions of sales agents
  • assess risk
  • maintain AML compliance (coming July 1)
  • manage client expectations
  • communicate clearly through an often complex process
  • they need to know how to carry out due diligence
  • spot red flags in location, properties and the negotiation process
  • document key decisions
  • guide a client carefully when emotions or pressure start to rise.


These are the skills clients do not always see.

But they are the skills that matter most.

They’re the skills that protect the client. They’re the skills that bring structure to the buying process. And they’re the skills that separate a professional Buyer’s Agent from someone who is simply good at talking about property.

This is why the role deserves to be taken seriously.

Being personable is not enough on its own. Knowing property is not enough on its own. Even confidence is not enough on its own. To be a great Buyer’s Agent, you need sound judgement, structured process, professional discipline, and the ability to act in the client’s best interests at every stage and at all times.

That’s where real value is created.

Because a great Buyer’s Agent is not just there to find property.
